Golden Haven Memorial Park, Inc. (Ticker: HVN), incorporated in 1992, is one of
the leading developers of memorial parks in the Philippines in terms of land
developed. As of March 31, 2016, the company has developed a total of six
memorial projects, covering a gross area of 55.18 hectares spread across various
parts of the Philippines, including the cities of Las Piñas and Cagayan de Oro and
in the provinces of Bulacan, Cebu, Iloilo, and Zamboanga.
IPO proceeds to be used for fund land acquisition, expansion plans
If successful, the initial public offer will raise Php778.2M in capital, representing
15.0% of the free float of the company’s total outstanding shares. They intend to
use the net proceeds from the offer for land bank development (~30.1%), land
acquisition (~15.7%), construction of the Golden Haven Las Piñas Chapel and
Crematorium (~27.4%), and for other general corporate purposes (~Php26.7%).
Focusing on the growing local death care industry
Golden Haven is servicing the local death care industry, which is composed of
multiple sub-segments including the sale of memorial lots, columbary vaults, and
the procurement and purchase of products and services such as funerary
arrangements, burial or cremation services, and sale of caskets, urns and death
care memorabilia. The Philippine crude death rate, or the average number of deaths
per 1,000 individuals at mid-year, stood at 4.92 by 2014. In 2015, the total
population of the Philippines is estimated at 102.2M, and is expected to grow to
120.2M by 2025.
Vista Land relationship seen as key competitive strength
HVN sees its relationship with Vista Land and Lifescapes, Inc. (VLL) as one of its
key core strengths. The company believes that there are significant synergic
advantages that may be derived from the relationship with VLL, such as: the
immediate market for its death care offerings to VLL customers as well as the crossselling
of HVN products to VLL agents to significantly expand their sales network.
Premium difficult to justify
At the offer price of Php10.50/share, HVN will be trading at a 34.3x FY15 PER while
the share’s post-IPO P/B ratio is estimated at 4.28x, with both ratios near the upper
end among locally-listed property developers. As such, valuations are difficult to
justify given that the company has little to no land bank (as of year-end 2015).
Meanwhile, we value HVN’s year-end 2015 inventory of 41,254 lots and 3,984
vaults at Php2.2B or Php4.62/share post-IPO.
